ALEX GLADKOV, PRINCIPAL 

Mr. Gladkov began his career as a dentist and has been involved in purchasing commercial buildings and converting them for Dental/Medical use since 1997.  Many of these investments, both the commercial real estate and the businesses occupying the spaces, were later sold at substantial profits. These investments have focused on commercial and residential real estate projects, with a greater emphasis in 2009-2011 on distressed bank owned single family homes.  Many of these properties were purchased with major physical deficiencies and code violations.  After prompt repairs, the properties were resold on the regular market to FHA retail buyers.

In 2010,Mr. Gladkov opened AGG Investments and Loans, LLC, a DRE licensed brokerage.  This brokerage office allowed him to process most of the real estate and financial transactions in-house.  In 2011, Mr. Gladkov was granted CFL(California Financial Lender) license to be able to provide alternative funding under Spectrum Funding LLC to subprime borrowers with minimal limitations on interest rates. 

Later in 2011-2015, Mr. Gladkov became involved in providing financing to other investors for similar transactions.  These “hard money” purchase and rehab loans were extended based upon a deep understanding of the bottom lines and risks of such transactions.  In this market, the majority of retail banks were unable to meet the needs of investors.  This lack of competition from big banks allowed Mr. Gladkov to lend at higher rates than would otherwise be possible.

Presently, Alex is serving as a funding arm to VistaMar Investments, LLC to allow the purchase, ground-up construction, and resale of the properties in West Side of Los Angeles. Due to past experience and very conservative “one at the time” approach in selecting potential projects company was very consistent with timing and terms, allowing investors a “headache free” relationship and above average return for last 4 years.
